工作职责
Oversee HK and PRC asset portfolio to maximize operational and financial performance. Manage asset enhancement, CAPEX, financial modeling (NPV, IRR, DCF), and project acquisition. Assist in Asset Plan formulation with budgets, forecasts, and analysis. Implement leasing, management, and ESG initiatives. Assess property performance and market position. Coordinate with internal teams to achieve KPIs. Conduct market research and prepare management reports. Maintain tenant and stakeholder relationships.
Assist in managing a portfolio of assets (both HK and PRC) and maximize operational and financial performance Assist in Asset Plan formulation including preparing budgets, forecasts and variance analysis Implementation of business objectives including leasing strategies, asset management and ESG initiatives Periodic assessment of the performance and competitive position of the properties. Coordinate with leasing, property management, finance and project teams Perform market analysis and research on latest market trends and intelligence Assist in property valuation and investment analysis Prepare reports and presentation materials to Management Maintain good relationships with tenants, vendors, and internal and external stakeholders
1. 根据集团的战略规划及资金计划,落地执行资金日常管理,确保资金使用合理、合规。 2. 持续完善公司资金风险管理体系,包括但不限于外汇风险,利率风险,流动性风险。 3. 建立和持续维护外部金融机构良好关系。 4. 资产负债表全周期管理。主导集团合并资产负债表的健康度分析,识别关键风险点(如杠杆率过高、资产周转效率低下等),制定结构性优化方案 5. 流动性战略与执行。建立全球现金流预测模型(直接法与间接法),实现中长期资金滚动预测,预警短期偿债压力。
主导海外物流仓储资产(含枢纽仓、区域配送中心、冷链设施等)的项目寻源、尽调、估值、交易谈判及交割。 构建财务模型(DCF/IRR/NPV等),评估投资回报与风险,独立完成投资建议书(IC Memo)。 深度跟踪目标国家/地区的土地政策、外资准入、税收法规、ESG合规要求及行业趋势(如电商物流、供应链重组等)。 定期输出政策分析报告,为投资策略提供决策依据。 协调国际律所、税务顾问、工程评估机构等第三方资源,管控跨境交易风险。 设计投后管理方案,监控资产运营指标及退出路径规划。 联动资产管理、财务、法务团队,确保项目全周期高效推进。
