工作职责
Oversee HK and PRC asset portfolio to maximize operational and financial performance. Manage asset enhancement, CAPEX, financial modeling (NPV, IRR, DCF), and project acquisition. Assist in Asset Plan formulation with budgets, forecasts, and analysis. Implement leasing, management, and ESG initiatives. Assess property performance and market position. Coordinate with internal teams to achieve KPIs. Conduct market research and prepare management reports. Maintain tenant and stakeholder relationships.

1、负责shein的全集团数据服务，为公司运营决策、产品方向、增长策略提供大数据平台服务的支持； 2、根据业务的需求设计落地新的分析类型数据产品及数据开发类型产品； 3、推动数据化运营，与相关团队协作组织数据技术、产品和数据资产的相关的推广、培训。
1、负责低代码研发底座/ERP/HRM等领域的产品调研、设计、策划等工作，支撑PM完成项目交付，规划并管理该领域的资产建设； 2、同项目经理、解决方案等部门密切协作，对产品进行包装、推广，促进商业化成单，辅助客户侧落地。 3、围绕目标客户需求和体验，不断优化和完善产品形态及功能特性，通过为客户创造价值来打造产品的竞争力。 4、通过对已交付项目和竞品的分析，协同生态伙伴持续沉淀标准化资产，支撑售前打单和交付提效，确保资产型SKU落地。
ꔷ 负责BI数据看板门户的规划与设计，以“1-N-N”结构迭代优化，提升数据产品在业务分析决策和流程中的应用效果，赋能业务实现高效数据驱动决策。 ꔷ 关注行业BI和大数据治理动态，设计并规划一站式数据处理、分析与可视化平台，提升数据资产的利用效率和业务价值。 ꔷ 推动数据平台产品创新，优化数据OLAP查询性能与归因分析，探索大模型技术在数据产品中的应用，提升数据自助分析的智能化与效率。 ꔷ 沉淀数据字典，设计和优化统一的指标库，协同运营与技术团队推动数据产品落地，提供数据快速组合能力，确保数据资产的标准化与高效利用。
